Currently, we are concentrating efforts to preserve a highly threatened 95 acre farm in the Puyallup River Valley, Sturgeon Farm, to ensure that the land remains in active food, fiber, and/or forage production forever. This property is competitively priced based on appraised value and will be subject to an organic agricultural easement. The Land –

Nestled in the fertile Puyallup River Valley in western Washington, Sturgeon Farm has been in agricultural production since the late 1800’s. Historically operated as a dairy until the late 90’s, the property has been hayed for the past 5-6 years. Consisting of 95 acres in total of prime loam soils, this property is perfectly suited for row crop and/or livestock production. With an estimated 70 acres of tillable ground, 20 acres of pasture and 5 acres of forested upland slope, riparian corridor and farm operation area, there is incredible opportunity for a widely diverse operation of your making. Sturgeon Farm is located in an open space corridor that is a continuum between Mt. Rainier National Park and Commencement Bay and is directly adjacent to the recently conserved 100-acre Orting Valley Farms consisting of 3 separate organic farm operations.

Infrastructure –

Sturgeon Farm has sufficient infrastructure and includes a large hay barn, loafing shed, milking parlor with milk tank, tractor storage, machine shop, grain mixing bays, additional storage sheds. As a former dairy, the existing property infrastructure provides an excellent opportunity for beef cattle or other diverse livestock operation, as well as repurposing for produce storing, packing and on-site sales. The property is encompassed by perimeter fencing and includes ample water rights. Additionally, there is one home site available with opportunity for rebuild.

The Process –

As part of a greater effort to conserve farmland in the Puyallup Valley, the Sturgeon Farm is a high priority project for PCC Farmland Trust in 2013. A conservation easement will be in place at the time of sale, and will remove development rights and requires the land to be certified organic within a certain time period. The asking price for the farm is a firm $620,000 and is based on a current appraisal. Farmers interested in purchasing the property must submit a formal offer to PCC Farmland Trust, including a current business plan and demonstration of financing pre-approval from an agricultural lender by June 30th. Currently listed at appraised value, only full offers for the entire 95 acres will be entertained.
